Rental Terms & Conditions

THF Hospitality operates short-term lodging with published booking standards, secure payment handling, guest verification controls, and community-compliance rules. These terms apply to direct bookings and supplement the signed or click-accepted rental agreement issued at booking.

Scope of these terms

This page is the website version of THF Hospitality's direct-booking rental terms. The booking confirmation, accepted rental agreement, house rules, refund policy, damage policy, and property-specific arrival instructions are incorporated into each reservation.

Reservation and guest standards

  • The lead guest must be at least 25 years old, must be part of the stay, and is responsible for every occupant and visitor.
  • Only the number of guests disclosed in the reservation may stay at the property, and the reservation may not exceed the published occupancy limit.
  • THF may require government ID, selfie or liveness verification, billing verification, or other anti-fraud checks before releasing check-in instructions.
  • False, incomplete, or misleading booking information is a material breach and may result in cancellation or refusal of check-in.

Payment, taxes, and charge authorization

  • Direct bookings are charged through Authorize.net and may be processed in deposit and balance installments.
  • Applicable Florida and Orange County lodging taxes are added unless a platform or other party is the documented tax collector for the reservation.
  • By completing a direct booking, the guest authorizes THF to obtain a payment authorization or security hold and to charge documented amounts lawfully due under the rental agreement, including unpaid rent, taxes, smoking remediation, excessive cleaning, unauthorized late checkout, HOA fines caused by the guest, or guest-caused damage.
  • THF does not store raw card numbers or card security codes in its application systems.

Conduct and community compliance

  • No parties, events, commercial filming, unauthorized gatherings, or disruptive conduct are permitted.
  • Quiet hours are 10:00 p.m. to 8:00 a.m. local time.
  • Guests must follow Vista Cay and building rules for parking, trash, amenities, balcony use, and common areas.
  • Smoking, unauthorized pets, tampering with locks or safety devices, and unauthorized guests are prohibited.

Removal rights and no-tenancy rule

THF operates transient lodging only. Reservations do not create a residential tenancy or leasehold interest.

THF may terminate occupancy, deny access, or require removal without refund for fraud, illegal activity, objectionable or undesirable conduct, material rule violations, or safety risks. THF may involve building security, towing vendors, or law enforcement when reasonably necessary.
