Booking Policy

Refund & Cancellation Policy

THF Hospitality aligns its public cancellation framework with common short-term rental expectations while keeping direct bookings tighter and more operationally predictable. The signed booking confirmation and reservation details control if a specific reservation contains a stricter or more favorable written exception.

Direct-booking refund windows

  • Cancel within 24 hours after booking and more than 30 days before check-in: refund of nightly rent and mandatory fees paid, less any nonrecoverable disclosed processing charges.
  • Cancel more than 30 days before check-in but outside the 24-hour grace period: refund of 75% of nightly rent and 100% of cleaning fees and taxes not yet remitted.
  • Cancel 30 to 15 days before check-in: refund of 50% of nightly rent and 100% of cleaning fees and taxes not yet remitted.
  • Cancel 14 days or fewer before check-in: nightly rent is nonrefundable.

What is and is not refunded

  • Cleaning fees are refunded if the guest never checks in and no post-cancellation service cost was incurred.
  • Taxes are refunded to the extent they were not remitted or are recoverable by THF.
  • No-shows, late arrivals, early departures, travel delays, weather inconvenience, airline disruptions, or attraction closures do not create a refund right unless THF agrees otherwise in writing.

Force majeure and property unavailability

If the booked property becomes unavailable, unsafe, materially uninhabitable, or unlawful to occupy due to casualty, major systems failure, mandatory evacuation order, governmental restriction, or another event beyond THF's reasonable control, THF may move the guest to comparable dates, offer a substitute property if available, or refund the unused portion of the affected stay.

THF is not responsible for consequential losses such as airfare, transportation, ticket costs, or alternate accommodations booked outside THF.

Platform bookings

Reservations booked through Airbnb, Vrbo, or another platform remain subject to the cancellation framework and payment timing of that platform, except where THF is the merchant of record or the platform expressly allows THF to apply direct-booking terms.
