Guest Rules

House Rules

THF Hospitality operates Vista Cay stays as professionally managed lodging, not informal party houses. These rules protect guests, neighbors, owners, and the community and are enforced as part of every reservation.

Occupancy and registered guests

  • Only registered guests may stay overnight.
  • Do not exceed the confirmed occupancy limit at any time.
  • The lead guest must remain responsible for every occupant and visitor connected to the reservation.

Quiet hours and no-party policy

  • Quiet hours are 10:00 p.m. to 8:00 a.m. local time every day.
  • Parties, events, receptions, amplified music, and unauthorized gatherings are prohibited.
  • Disruptive conduct in the unit, hallway, balcony, parking areas, or common areas is prohibited at all times.

Parking, trash, and HOA compliance

  • Park only in spaces or areas approved by THF or the community. Do not block fire lanes, neighboring spaces, or access lanes.
  • Bag all trash and place it only in approved disposal areas or according to THF's departure instructions.
  • Follow all Vista Cay and building rules for amenities, wristbands, elevators, balconies, common areas, and posted community standards.
  • Any HOA fine, towing charge, security response cost, or administrative fee caused by the guest may be charged to the reservation.

Property care and prohibited activity

  • Smoking, vaping, incense, hookahs, and open flames inside the property are prohibited.
  • Pets are prohibited unless THF approved the animal in writing before arrival.
  • Do not tamper with locks, smoke detectors, internet equipment, thermostats, or owner closets.
  • Report any damage, spills, leaks, breakage, or equipment issues immediately.

Enforcement

THF may enforce these rules using guest communications, cleaner reports, maintenance findings, building or HOA notices, smart-lock access data, and other lawful operational records. Rule violations may lead to extra charges, loss of access, removal from the property, cancellation without refund, or law-enforcement involvement where necessary.
